At Trafalgar Properties, we streamline the rental process of short and long-term lets with a thorough viewing, application, and referencing procedure. Our dedicated services ensure a smooth transition for tenants, from signing the lease to managing emergencies in our managed properties.

VIEWING AND APPLICATION 

To start, book an appointment to view the property. If you decide to proceed, submit an application form available during viewing or online via our referencing company. Anyone over 18 living at the property must be named on the lease and may need to be referenced. Some applicants might require a guarantor, for which a separate form is necessary. Additional fees may apply.

REFERENCING PROCESS

Once we receive your application and believe it will be successful, the property is put under offer, and no further viewings are conducted. We process one application per property at a time. If you are unsuccessful before referencing, we will return your application fee. However, once processing starts, the fee is non-refundable.

DEPOSIT AND RENTAL TERMS

After successful referencing, we arrange a date for you to sign the lease and take a tenancy. You must pay and deposit the first month's rent on signing day. The deposit, typically equivalent to 5 weeks' rent, is placed into a Government scheme and held throughout the tenancy for any dilapidations. If the property is in good condition, allowing for fair wear and tear, the deposit will be fully refunded after a satisfactory inspection and settlement of all accounts.

OUT-OF-HOURS SERVICE

For managed properties, we offer an out-of-hours service for emergencies. If you have an emergency, call our main office and follow the instructions in the answer message. Non-emergency calls may be charged. Emergencies include issues like no heating or hot water during cold weather. For non-urgent matters, please email us or call during office hours.
