Application process for new tenants

If you are interested in one of our rental properties, the first step you need to take is to book an appointment to view the property. If you would like to proceed with a rental property you will need to first submit an application form to be referenced. The application form will be available during the viewing, alternatively, we can send you a link to complete the application form online directly with our referencing company of choice. Anyone over the age of 18 who will be living at the property will have to be named on the lease and may have to be referenced. However, this depends on your personal circumstances. Some applicants may need to have a guarantor in order to be acceptable through our referencing process. A separate form is required for this, again this can be provided at the viewing or by email. Additional fees may apply for this.

Referencing process

Once an application form has been received, as long as we feel the applicant will be successful, the property is put under offer and no further viewings are carried out. We also process only one application for each property at any one time. 

After checking your application form before sending it off for referencing, we will tell you if we feel you will be unsuccessful. If this is the case, we wouldn’t send your application form off and we would return your application fee. However, once an application form has started to be processed, the application fee is then non-refundable.

Deposit and rental terms

Once the referencing process is complete, we will then arrange a date for you to sign the lease and take tenancy. It is then on the day of signing your lease that you would need to pay your first months’ rent and deposit. Unless otherwise advised, the deposit would be equivalent to one month's rent plus £100. The deposit is then placed into a Government scheme and is held there throughout the tenancy to use against dilapidations at the end of the tenancy. If the property is left as you found it, allowing for fair wear and tear, you will get your deposit returned to you in full, once a satisfactory inspection has taken place and all accounts have been settled.

We provide out of hours service for managed properties only.

If you live in one of our managed properties, i.e. if you pay your rent directly to us, we have an out of hours service you can use if you have an emergency. If you feel you have a genuine emergency, please call our main office and follow instructions on the answer message.

Please note, non-emergency calls may be charged. An example of a genuine emergency would be no heating or hot water during cold weather periods. If you feel your call could wait, please email us or call during office hours.
